Peak-Hour Traffic Realities & Local Checkpoints
Knowing where traffic moves slowly helps home buyers and renters plan their daily office trip better:
- Perumbakkam Signal & School Hours: Between 8:15 AM and 9:00 AM, school buses near St. John's Public School and Vels Global School can add 4 to 5 minutes to your travel time.
- Global Hospital Crossings: Ambulances and hospital visitors slow down cars a little bit near the Perumbakkam-Medavakkam border, but the wide 4-lane road keeps traffic moving.
- ELCOT Gate Entry Queues: Security checks at the ELCOT SEZ gates and the Sholinganallur OMR traffic signal get busy between 9:00 AM and 10:00 AM. Riding a bike or leaving home before 8:45 AM saves half your travel time.
- CMRL Phase 2 Construction Zones: Ongoing Chennai Metro work along the Medavakkam-Sholinganallur road makes the lanes a bit narrow in some spots, especially on rainy days.
Public Transport & Upcoming Chennai Metro Phase 2 Impact
People who like to use public transport instead of driving have easy bus options today and Metro trains coming soon:
- MTC Bus Connectivity: The Veerabhadra Nagar and Global Hospital bus stops are a short walk from the main gate. Government MTC buses run every 10 minutes between Tambaram, Medavakkam, and Sholinganallur.
- Corporate Shuttles: Most IT companies inside ELCOT SEZ (like Cognizant, Wipro, and Sutherland) have staff bus pick-up stops right outside Global Hospital and Perumbakkam.
- Chennai Metro Phase 2 Upgrade: Under Metro Line 5 (Madhavaram to Sholinganallur) and Line 3, the new Medavakkam and Perumbakkam Metro Stations are just 1.5 km from Prestige Falcon City. Once open, you can catch a train 5 minutes from home and get down right at the Sholinganallur Metro station, skipping road traffic completely.
Why This 5.2 KM Commute Boosts Real Estate Value
For home buyers and investors, living just 5.2 km from a huge 370-acre IT park gives three big benefits:
- Time & Fuel Savings: Cutting a long 90-minute city drive down to a quick 15-minute trip saves over 6 hours every week and lowers your monthly petrol or diesel costs.
- High Rental Yield: Thousands of IT workers have jobs inside ELCOT SEZ. Because the Sholinganallur junction is crowded and noisy, many families and senior office workers prefer to rent big 2, 3, and 4 BHK flats in the green and peaceful Medavakkam area just 10 minutes away.
- Two-Corridor Advantage: For working couples where one person works on OMR (Sholinganallur or Siruseri) and the other works near GST Road (Pallavaram, Guindy, or the Airport via the 200 Feet Radial Road), Prestige Falcon City is right in the middle.
